How Long Does A Home Appraisal Take?

There are many factors that determine how long an appraisal takes including the type of appraisal ordered by your lender, and the laws of the state of Oregon. The home appraisal process can take anywhere from several weeks to a few days from start to finish.

 

The inspection itself can last 15 minutes to several hours, although, those longer physical inspections are less common.

Can you attend The Appraisal?

 

As the homeowner, you’re allowed to be present when the appraiser does their walkthrough. Accompanying the appraiser gives you the chance to point out any upgrades, improvements or particular design features. This is your chance to make sure the appraiser doesn’t overlook anything.

Can I Provide Comparable Properties?

If you or your agent are aware of recent sales that could be considered in the report, provide them to your appraiser.

You can present this list to the appraiser when they arrive at the property.

If I order a private appraisal, can it be used for lending purposes? And who does an appraisal belong to? 

 

No. If it's ordered as a private appraisal, it can not be used for lending purposes. The mortgage lender orders the appraisal and is the appraiser's client. Sometimes a lender will use an appraisal management company (AMC) to manage the appraisal process. An AMC will order an appraisal on behalf of the lender. Some lenders order the appraisal directly from an appraiser.
